Leasehold Properties Required Documents:
PLEASE NOTE: There will be a phased introduction of the leasehold information required.
The HIP Regulations regarding such properties will be temporarily amended so that
only the lease document itself must be included. Other leasehold information will
be introduced as a requirement in June 2008.
- A copy of the lease or leases, any deeds of variation and other leases or licenses
that are relevant or affect the title. Where part of the property is let or will
become let on completion of the sale copies of any lease or licences to which the
property is subject.
- Any rules and regulations in force at the time made by the managing agent or landlord.
- Statements or summaries of service charges relating to the previous three years.
- The most recent request for payment of service charge, ground rent and insurance
relating to the preceding 12 month period.
- The name and address of the current or proposed landlord, of the managing agents
or proposed managing agents and of any other person who might be likely to manage
the property.
- Any alterations to the proposed lease or regulations.
- A summary of any works being proposed or undertaken that affect the property.

The Home Information Pack are a set of documents that are provided by the seller
the required documents are detailed below. Home Potential have the resources available
to provide all of the required documents that must be contained within the HIP. Our
aim is to produce a HIP within 7 working days of receiving an instruction. In many
cases this is less than 7 days but some searches can take a little longer than others.
Registered Freehold Properties Required Documents:
- Index.
- Energy Performance Certificate.
- Sale Statement.
- Official copies of the Registers.
- Official copy of the Title Plan.
- Where part of the property is let or will become let on completion of the sale, copies
of any lease or licenses to which the property is subject.
- Local land Charges Search.
- Local Authority Search.
- Drainage & Water Search.
- Home Use Form.
- Home Content Form.
