Energy Performance Certificates (EPC) tell you how energy efficient a home is, on a scale of A-G. The most efficient homes which should have the lowest fuel bills, are in band A.
The EPC also tells you on a scale of A-G, about the impact the home has on the environment. Better-rated homes should have less impact through carbon dioxide (CO2) emissions.
The average property in the UK is in bands D-E for both ratings. The EPC includes recommendations on ways to improve the home's energy efficiency to save you money, and help the environment.
Do I need an EPC to sell or rent my house ?
An EPC is required by law to sell and rent your house, aswell as builing a new property.
A registered Domestic Energy Assessor (DEA) will need to carry out this process in order for you to obtain your EPC.
What does the Domestic Energy Assessor (DEA) do within the EPC inspection ?
When the Domestic Energy Assessor (DEA) arrives, he (or she) will need to inspect, and make note of, the following property details:
The visual inspection, which should normally take less than an hour will involve:
- Measurements of interior / exterior of property.
- Walls and roof construction.
- Signs of wall cavity fill insulation.
- Number of open or closed fireplaces.
- Make and model of boiler and type of flue and fuel used.
- Inspection of energy saving devices.
- Type of heating systems used and controls.
- Measure loft insulation.
- Measure the thickness of any hot water jackets or foam insulation.
- Check for excessive window area`s in larger houses and take measurements of conservatories and extensions.
- Note the number of habitable rooms that are heated.
How long is an EPC valid for ?
An Energy Performance Certificate (EPC) is valid for 10 years.
