When the Domestic Energy Assessor arrives, he (or she) will need to inspect, and make note of, the following property details:

The visual inspection , which should normally take less than an hour will involve:

Measurements of interior / exterior of property.
Walls and roof construction.
Signs of wall cavity fill insulation.
Number of open or closed fireplaces.
Make and model of boiler and type of flue and fuel used.
Inspection of energy savings devices.
Type of heating systems used and controls.
Measure roof insulation.
Measure the thickness of any hot water jackets or foam insulation.
Check for excessive window are in larger houses and take measurements of conservatories and extensions.
Note the number of habitable rooms that are heated.
Sketch and make notes relating to property room layout.
Take photographs of the above for evidence.

Energy Performance Certificates tell you how energy efficient a home is on a scale of A-G. The most efficient homes - which should have the lowest fuel bills - are in band A.

The Certificate also tells you, on a scale of A-G, about the impact the home has on the environment. Better-rated homes should have less impact through carbon dioxide (CO2) emissions.

The average property in the UK is in bands D-E for both ratings. The Certificate includes recommendations on ways to improve the home's energy efficiency to save you money and help the environment.
